This ultra-clean, one owner auction consists of a single-story brick home built in 2006 that is move in ready! This property sits on 14 pristine, fenced acres and includes a 50 x 30 shop. From Arkansas Highway 25 in Guy, AR, turn onto Sunset Lane (look for the post office) and watch for signs for the auction in about 3/4 of a mile.

Inspection/Open House
You may view the property and inspect the equipment from 10 AM to 3 PM the day before the auction on Thursday, March 11; or by contacting John Doss at (501) -584-4410 or john@blackmonauctions.com to schedule a showing.

Real Estate Terms
There will be a 10% buyer’s premium added to the bidder’s final purchase price. Must have proof of availability of funds to register. Closes in 30 days. Earnest money in the amount of 10% of purchase price is due day of the auction and must be in the form of a cashier’s check made out to Thomas Blackmon Realty. Some personal property and contents may or may not convey with the sale of this property. No contingencies. No exceptions will be made and announcements made day of the sale take precedence over printed material.

Equipment Terms
No sales tax will be charged at this auction. There will be a 10% buyer’s premium on all items sold (additional 4% fee online). Items must be paid for the day of the auction unless you have made other arrangements in advance with Blackmon Auctions. We accept credit cards, cash, or checks with a letter of credit from your bank.

Loadout
All items must be removed by 5 PM on Monday, March 15. Buyers are responsible for loadout. No forklift will be needed.
